True, now is the buyer's market, buying is easy (many options) but selling is difficult (supply more than demand)
Most of the local batam residents (indonesian) would rather buy landed property than apartment for the following reasons.
1) They can own the landed property as they are indonesian citizen
2) There is no need to pay for maintenance fee unlike condo/apartment with facilities. To them, status may not be an essential thing but the convenience to park their car infront of their house in a landed property is one of their consideration.
Car is cheap and many Batam residents can afford. Brand New Toyota Agya 1.0E A/T small size car cost only 122 Juta = Sing $12,000 which is almost as cheap as msia car given that it is Toyota brand. Petrol, insurance, parking, maintenance, etc comparatively is much more cheaper here than spore.
3) Landed house utility bill (water/electricity) usually is cheaper than high rise apartment.
The reason could be due to water pressure is stronger in high rise apartment using booster pump and gravity flow from rooftop water tank as compare to direct water supply to the landed house from the garmen water agency. Thus more water flows out from the apartment water tap per min than the landed house water tap which resulted a higher water bill.
As for electricity bill, heresay that highrise apartment more expensive than landed house probably because the electricity meter in the new apartment is new tends to run more accurately.
Foreigner retiree / new immigrants on the other hand may consider apartment/condo over landed house for the following reasons:
1) Foreigner can only buy condo/apartment under hak pakai (right to use). Unlikely that the foreigner willing to purchase a freehold landed property by allowing a nominee Indonesian national to own the freehold title but signs over power of attorney as this could be quite risky for him in case anything happens.
2) Foreigner who doesn't drive or do not have an international driving licence or not familar with Batam road direction may opt for apartment because apartment are mostly located near the city centre or ferry terminal as compared to landed house location which is further away at the outskirt which rely more on private/public transport.
3) Foreigner who consider security and safety as their first priority but then again security guards in the condo can be bribed..
4) Foreigner who enjoy staying at high floor which is windy and also allow them to look at the beautiful view of batam city.
5) Foreigner especially bule/masaleh/farang/angmo who loves to have swimming pool and gym more than asian which condo can provide.
6) Convenience to buy daily necessity grocery items as most apartment location are surrounded by many convenience store nearby like alfamart, etc
