I never though Zen would be described as run-down
It used to be the go to place for someone working in thamrin area
but I haven't been there for a while, so they might be a run down now.
For Illigals, I think you need to know the mamasan otherwise they will say the KTV room is full.
The mamasan usually control/book the room first, so unless you got connection you could be turn down at the reception.
